The Attraction Is In The Details For These Luxury Developments


Givenchy once said that luxury is in each detail, and when shopping for a luxury condo, the smallest details can make a world of difference and even introduce you to things you didn’t know you needed. Here are two developments in New York that are luring buyers with the smallest attention to detail.

30 Warren

The residences at 30 Warren, a luxe boutique property located in Manhattan’s coveted Tribeca neighborhood, consists of 23 one-to-three-bedroom homes. With custom interiors by Post-Office Architect’s, the residences feature over 10-foot ceiling heights, oversized picture window, panel oak flooring in a custom ladder pattern and square footage ranging from approximately 1,000 to over 2,500. The kitchens tout the most in-demand finishes and brands, including custom Italian white lacquer cabinets, wine refrigerators, marble slab countertops and islands, and Miele appliances, but one standout detail that owners might not have even known they needed is the customized cutlery drawers. Designed by millwork brand Hudson LaGrange, these built-in drawers are a surprising but welcome added touch that you don’t often see in new developments.

308 North 7th Street

Located in the heart of the trendy Williamsburg, 308 N 7th offers elevated living, thoughtful amenities and a unique take on a simple bathroom accessory. The nine-story condominium features 45 one- to three-bedroom residences with interiors envisioned by Paris Farino. She specifically designed each of the residences to maximize views and outdoor space and paid attention to even the smallest details throughout. One subtle but uniquely genius idea was to reinvent the stereotypical medicine cabinet into a three-paneled full-length mirror. Owners not only have more hidden storage space but can also enjoy the luxury of functionality while getting ready for a night out on the town. 308 N7th continues this spirit with its full suite of services and amenities. Every resident has access to skyline views from the development’s first-class amenity spaces on the penthouse level. These spaces include a fitness room with an exterior portion for outdoor exercise; a large terrace equipped for barbequing; private cabanas available for purchase; and a children’s playroom with stunning views of Manhattan from two sides.

40 Bleecker

NoHo’s 40 Bleecker is the first ever residential building from designer-to-the-stars Ryan Korban, who has imbued the interiors with his trademark over-the-top touches and mixing of styles. In the kitchens, Ryan’s aim is an “Uptown meets Brutalism” motif, utilizing the same statuary marble used for the custom-designed cantilevered “waterfall” kitchen islands to create book-matched marble range hoods and eye-popping backsplashes. Meanwhile, another unique detail, Chevron pattern French oak floors made by an Italian family from recycled wine barrels line the floors, and cerused oak cabinetry with SA Baxter’s fluted burnished nickel hardware finishes off the space.

555 West End Avenue

Nestled in the heart of the Upper West Side, Tamarkin Co.’s 555 West End Avenue offers 13 one-of-a-kind residences with unmatched architectural magnificence from the building’s origin as a prestigious private school. Offering the space and feel of a private home, the residences feature voluminous eat-in kitchens complete with custom white oak cabinets specially designed by Tamarkin Co. and crafted by Christopher Peacock. Leaving no detail untouched, Tamarkin Co. added custom whimsical library ladders to access the floor-to-ceiling cabinets. Tamarkin also incorporated custom pocket doors that allow for the kitchen to be separated from the dining and living areas or opened up into one large space perfect for entertaining.
