Sales Launch at N7: Tax-Abated Williamsburg Condos Start at $842K

As an extensive renovation reaches the later stages, sales have just launched for N7, the soap factory-turned-boutique luxury condominium located at 308 North 7th Street in Williamsburg with prices starting at $842K for one-bedrooms, $1.329M for two-bedrooms, and $2.351M for three-bedrooms. An average price of $1,366 per square foot comes in just above the Williamsburg average condo price of $1,266 per square foot (per CityRealty data), but a 15-year tax abatement should take some of the sting out of it.

 

The building, developed by Adam America Real Estate and Naveh Shuster Group, will feature a unique design by Isaac & Stern that pays homage to Williamsburg’s architectural and material history. The façade features a herringbone brick pattern that leads into to a distressed brick building with oversized windows. The windows' fins, together with metal panels on the top of the building, offer a modern complement.

 

The residences of N7 will include four penthouses and three garden-level homes on nine floors. All homes will feature interiors by Paris Forino, state-of-the-art finishes, plank oak flooring, and in-unit Bosch washer/dryer. Open kitchens feature custom oak cabinetry, natural stone countertops and backsplash, and Bosch appliance package. Twenty-nine of the residences will feature private outdoor space. The building topped out earlier this summer, and completion is expected in early 2019.

 

The building's amenities are particularly impressive; located on the rooftop, many of them feature stunning skyline views, including a fitness room with outdoor space, a terrace, private cabanas and a children's playroom. 23 private, indoor parking spaces will also be available for purchase. The Shemesh Team at Douglas Elliman Real Estate is handling marketing and sales.
